Property Management

The Land Group is a real estate brokerage that lists, sells, leases residential agricultural, and commercial real estate. We operate in the Central valley specializing in San Joaquin, Stanislaus, and Merced County.

Monthly Services:


  • Collect monthly rent and maintain rent rolls.
  • Record and pay accounts payable.
  • Prepare and maintain all tenant leases.
  • Monthly financial reporting and owner distributions.

Administrative:


  • Enforce all State, County & City Ordinances.
  • Draft and serve all general correspondence to tenants.
  • Service of 3-Day notices.
  • If eviction is needed then owner is responsible for paying legal fees to process.

Property Operations:


  • Regularly visit and inspect the property.
  • Supervise and inspect all repairs.
  • Get bids on large repairs or capital improvements.
  • Respond to all emergencies as needed (a Land Group employee takes calls around the clock.)

Leasing:


  • Market vacancies on multiple websites.
  • Process Applications – Credit Reports, Rental History, Evictions and Criminal Background Report (note: The Land Group keeps all application fees to cover the cost of these reports).
